This two-story Spanish with some Arts and Crafts touches was designed by Morgan, Walls & Clements, renowned architectural firm of the early 1900s that was responsible for many of the city's landmarks. It was built by Robert E Millsap, "contractor to the stars," as his personal residence and sits below the street behind a private gate. At one time the property was the centerpiece of the estate which included the lot above that was used for parking and the lot below that was a formal garden with water features, all with a focus on entertaining. It retains much of its original character but needs someone who appreciates its history and looks to restore it to its original glory. Wonderful park-like side yard with stone benches beneath towering trees and a meandering path through a gully of ferns. The fountain and water fall to the pond below have become overgrown but can be returned to the formal gardens they once were. Batchelder tile work at both fireplaces; stained glass windows, a spiral staircase from an old vaudeville home, Spanish tile and pegged wood floors, original hardware and fixtures, an aviary, ornamental wood treatments and an abundance of decorative wrought iron all contribute to the character of this once grand home. Situated north of the boulevard in one of the most desirable areas of Los Feliz with dramatic views of downtown from the enclosed veranda on the second floor. Two wood decks for entertaining (or perhaps a pool ?).
