Awesome, open floor plan ranch located at end of a quiet cul de sac. Wide windows overlook private side and rear yards. Newer roof and siding. 2 full baths. Large sun porch with plenty of windows. Full house generator. 1 car detached garage and a carport. Above ground oil tank. A potential buyer had various contractors at the home in conjunction with the previous sale. Items were brought to the sellers attention but I do not have any reports from a building inspector except for Septic and Well. Radon in water testing came out above state levels, other levels were elevated but under state guidelines and the well company suggested some wiring be changed in the home as current code has changed. The seller has stated they had work completed on the wiring a few years back when a new pump was installed. A Septic report stated a baffle was needed to be replaced in the rear of the tank but was not accompanied by any photos. It was stated there may be tiles that contain asbestos under the carpet in the original 2 bedrooms but testing was not done to determine if this is accurate. There is a retaining wall that is in need of some repair but this was visible to the buyer upon viewing the home. There is some wood rot in the sunporch and the sellers are willing to work with the buyer to provide a credit but it is believed much of this was visible upon viewing the home. There is a question as to some pipe work that may be needed that runs to the septic tank from the toilets but the septic inspector did not report on this. It was recommended by a home improvement contractor to move the heating and cooling ducts to the attic but it was not evaluated by a heating contractor and is determined by the owner to be a cosmetic upgrade as the heating and cooling are working.
